Hounslow Heath Junior School
CLIENT: London Borough of Hounslow
QUANTITY SURVEYOR: Daniel Connal Partnership
CONTRACT PERIOD: 109 Weeks
Borras completed this ambitious expansion project to convert Hounslow Heath Junior School into a 7FE entry school. It follows an initial £2.3m project which we successfully delivered in 2016.
Our General Contracts team set up site in September 2017. Works have been broken down into 11 sections in order to allow the school to remain in occupation throughout.
The works comprised of the construction of a new three storey teaching block, at the west end of the existing main school building.
The new facility provides 14 classrooms, pupil, staff and accessible WC’s, five group/specialist teaching rooms, a state-of-the-art ICT suite, a single storey courtyard extension to provide an additional two classrooms and administrative office area, a pupil toilet block extension on an existing building, the remodelling of the existing assembly hall and the linking up of existing classroom corridors to improve internal circulation.
Following handover of the three storey teaching block, we moved onto carrying out additional refurbishment and extension works. Together these works form a combined project value of £9.1m.
To minimise disruption, works were broken down into sections, allowing the school to again remain in use throughout the project. The works were challenging, involving a number of alterations and many adaptations to the existing school layout and access routes.
A new reception and entrance was created, opening up further space for staff and also a new front extension, providing a complete new access route. Two existing classrooms were converted into office space and we also worked to create the inclusion a new ICT room with new furnishings and benches to suit. The extension to the side of the main hall now comprises of two new classrooms and a staffroom office.
Works were also carried out to the hall itself, where we formed a new stage area. The existing staffroom and the classroom beside it were merged to create a larger room for the staff. Two mobile units used as classrooms were removed, the area was soiled over and resurfaced to develop a new playground.
All classrooms throughout the school were refurbished, with new ceilings, flooring, state of the art touch screen monitors and mechanical and electrical upgrades. We applied new paving to the courtyard area located next to the new extension. A new heating and ventilation system has been installed, with new Air Handling units which had to be craned onto the roof. The new system has the capability to intake the internal air and release air out, keeping the building at a set temperature. We carried out further electrical upgrades throughout the school, all corridors were re-floored with walls repainted.
To compliment the three storey teaching block constructed, we developed a new conservation area adjacent to the entrance. Additional works included the enlargement of some existing classrooms, increased administrative office space and associated external works.
The project achieved a BREEAM ‘Excellent’ rating. BREEAM assessments use recognised measure’s which are set against established benchmarks to evaluate a buildings environmental performance across its specification, design, construction and use. We worked with architects PWA Designs and surveyors Daniel Connal Partnership to deliver the scheme which was handed over in the autumn of 2019.
