Residential

Magdalen Terrace & Knights Square

Brentwood, Essex

CLIENT: Brentwood Borough Council
ARCHITECT: Frankham Consultancy Group
QUANTITY SURVEYOR: Frankham Consultancy Group
VALUE: £1,460,000
CONTRACT PERIOD: 49 Weeks

This 49 week long scheme, delivered by our Residential Division, involved the transformation of two disused garage sites to provide the first new build council properties in Brentwood for over 25 years.

Both sites were long redundant garage blocks that had become neglected, unsightly and hotspots for anti-social behaviour. Works, which began in November 2016, started with the demolition of these garages and ground works to prepare the plots for the new homes.

The first site saw the construction of three new 3 bed homes. All boast ample parking and welcoming open plan living and dining spaces looking out onto generous fenced gardens. This development was named Magdalen Terrace, chosen to incorporate the new builds with their surrounding neighbours in Magdalen Gardens, and to reflect the continuation of the terraced properties.

Less than a mile away on the second site, which was formerly home to 52 garages, four bungalows for allocation to local residents aged 65+ were constructed. All are disability accessible and feature a master bedroom, kitchen, study, shower room and rear gardens with patios and raised turfed area.
All properties were constructed using timber frames. This method allows elements of the frame to be partly pre-cut, modulated and built to precision making the build time much quicker than a traditional brick build.

These properties were officially opened by Brentwood Mayor Cllr William Russell and Cllr Chris Hossack, Chair of Community, Health & Housing in December 2017. They were named Knights Square in memory of Malcolm Knights, Brentwood Borough Council’s former Head of Housing, whose hard work and dedication started the journey towards building new homes for people in Brentwood.
